The Standard Method of Measurement (SMM) originated in the UK, was first published in the 19th century, and evolved into the present-day NRM2, which has been adopted by the rest of the world. We have been using SMM to prepare Bills of Quantities for tender all along; we are familiar with SMM and know exactly how it works, and this includes ANZSMM 2022.

It should be noted that the various methods of measurement embodied in ANZSMM 2022 are grouped to suit the NATSPEC specification system as published by NATSPEC Pty Ltd. NATSPEC plays a vital role in rolling out the NATSPEC National BIM Guide, October 2022:

NATSPEC’s intention is clear. They want BIM to align with ANZSMM 2022 for cost management purposes. This is what QSKing is implementing – ‘Live quantities, Zero re-work, SMM rules built in.’

Cost Management Workflow

All modelers are encouraged to model according to construction sequence and best to the buildability elements. Even with the introduction of BIM Execution Plan (BEP) at an outset, there is still no guarantee of 100% compliance. In order to circumvent this shortfall in modeling and ease of BQ production by the QS, a function called “Pick & Choose” is introduced in the plugin, which enable the QS to add quantities line items to QTO Schedule for linking to Workbook without the exitance of the required elements. this include Provisional Sums, etc.

BIM QTO is on auto-extraction of quantities, not manual on-screen measurement. All the model quantities will be extracted within seconds. The QS would spend most of his time in “identifying” (raising Query Sheets) the quantities and linking them to the right section of the bills in Workbook. With a little bit of training, the QS should be able to make notes on the “QS Remark” column in QTO Schedule (Dim Sheet) or export the entire list to Excel for fast verification. Knowing the source of the extracted quantities, where they come from and how they relate to ANZSMM is the key to BIM QTO.

Table 1 shows the co-relation between ANZSMM Sections and Revit Category. It is important to understand this co-relation so that Query Sheets could be raised to the modeler to confirm the LOD he is going to provide or the QS would have to apply “Overriding measurement rules” to derive those measurable items in the absence of the specific model elements.
