Scope of Extraction
The scope covers minor building demolition, alteration, and site demolition. It should be noted that the modeler might not necessarily model all existing items to be demolished but instead put up a demolition list. A demolition list may include the removal/relocation of existing fixtures or structures. In the absence of a modeled element, the fallback extraction solution is to use the Pick & Choose function to manually pick or create line items for billing.
Revit User Interface
Revit has a Manage Phases function that is used for demolition works. The modeler uses this function to set up demolition works and identify each element for demolition in the Element Edit Type panel setting, or using the “Hammer” icon.
The Edit Type panel setting requires “Phase Created” and “Phase Demolished” to be filled in. All newly created elements, by default, would be New Construction (Phase Created) and None (Phase Demolished). It should be noted that for any element that is to be demolished, its Phase Created and Phase Demolished shall be set to Existing and Demolition, respectively.
Revit has a View Plan Phasing filtering function for viewing demolition-related views.

5D BIM Quantities Extraction
The setting in Manage Phases will appear in the Run QTO command’s Model Phase dropdown selection. In this worked example, it was set to Phase 1 – Demolition. Simply run the Run QTO command, and those elements under Phase 1 – Demolition will be automatically extracted to the QTO Schedule.
The Run QTO command panel has a checkbox, “Also extract Demolition quantities,” to allow a single extraction process for both New Construction and Phase 1 – Demolition on the QTO Schedule. Built-in filtering for Demolition is also available to ease billing on demolition items.
For non model-based items shown on the demolition list, e.g. disconnecting and sealing off services, removal of existing signboards, etc., use the Pick & Choose function to manually add those items to the QTO Schedule for use in billing and costing.
